In Denver, the cost of renting a two-bedroom apartment has seen an unprecedented rise, quadrupling over a decade to $3,374 in the previous year. This steep increase reflects a nationwide trend, where many Americans are forced to choose between rent and essential needs, such as groceries and school supplies. The issue is particularly acute among people of color, with millions facing difficult financial decisions amid soaring housing costs.

The crisis is attributed to a combination of factors, including inflation, a shortage of affordable housing, and the end of pandemic-related financial relief. According to a report by the Harvard Joint Center for Housing Studies, a record 22.4 million renter households spent more than 30% of their income on rent in 2022, a benchmark for affordability. The study also noted a decline in the number of affordable housing units, exacerbating the situation.

In response to the growing crisis, both state and federal lawmakers are prioritizing housing reform. Initiatives include introducing eviction protections, zoning reforms to increase housing density, capping annual rent increases, and allocating substantial funds for the construction of affordable housing. These efforts aim to alleviate the burden on renters, particularly those earning less than $30,000 annually, who are left with limited financial resources after housing costs.

The situation has prompted a surge in eviction filings and an increase in homelessness, marking one of the most challenging years for housing affordability since the Great Recession.
